BIG POST BUT PLS GIVE IT A TRY, COULD SKIP TO MAIN QS.

Hey Everyone,

I'm trying to put my real estate dream in words and want all of you great people here at BP to suggest what they will do or suggest to make it come real.

For lit context (COULD IGNORE) - I'm 20, will be 21 in 3 months, came here in small city of Alberta Canada almost years ago as International Student but now full time employee at two min wage jobs + initial stages of my half outsourced marketing agency + content creator to help international students.

#MAIN》 So here I'm trying to reverse engineer on plan so I have this goal of CAD 5 MILLION in EQUITY and 80k atleast in CASH FLOW annually (if u have something for 5mil in portfolio and same cash flow, appreciate that also)

Ofcourse, it couldn't be done with only my credit, money assets and skills. So along this I'll be building my marketing agency, building personal brand and getting my team together.

I need more help or ideas about how to fund the deals, how to partner deal, provide value to them also and how to set my mindset for it (no other distraction). Which niches should I consider.

My local market stats

120k population, 1 college & 1 uni (lots of student, especially international student & immigrants)

New cons 4-5bed (basement one) starts from 500k

30-50 yrs, same bedroom etc fair condition 260-450k

Where multiple even crappy duplex starts from 300k+

Four plex 365k+

Rent usually $1200-1600/unit (not crazy modern house)

Fourplex (rehabbed,V 600k) , I'm living 1200/each (could easily charge $1400 each coz near to college. LET ME KNOW IF MORE INFO NEEDED

I will really appreciate your efforts and and time. With whatever ideas you have to make it happen.
