I have a friend that is selling his house to buy a bigger house I would like to buy his house I already own 2 properties. I was thinking if there is a way that I can do subject to with him here is the numbers I may need some help and clarification to make this work.

He bought it for $139K selling prices it’s $189K. Payment it’s around $1300 and I can rent it for $1600 month.
