Structuring my business and deal financing

Hello,

My wife and I are looking to invest in buy and hold properties. We have quite a bit experience in the business of real estate as my wife, and I are both Realtors® but I have property management experience, buying/selling for others she has bought and sold roughly 20 properties (fix n' flips) and very familiar with construction. 

We have considered a couple of different avenues regarding partnering with investors as we have some capital in the $20k-$40k to invest ourselves but ideally we would like to use our experience as our equity share in a deal with an investor. If you are doing something similar how are you structuring deals so that the investor is given a fair shake but we are also being compensated for our skills? 

There is also some consideration that we could set up homes that are ready-made cash flow properties and sell them to investors who have cash but do not want to deal with the process.
