Research sources....HELP! For accurate pricing estimates!~

Before I get into this, I'm not particularly into the "Free to Play" model. I reference online gaming of course, where a certain aspect of the games customer base exists only on the free content, and has no interest in paying a dime, ever. To transition into investing, that type is not me. I understand things can and do cost money, I just want to use the best.

We all have our strategies, and I have mine. I won't bore you with any of it. I'm doing the research for our purchases, and I'm running up a bit short.  I need better sources to make better decisions, or to at least know where to look more.

1. ARV. Seriously Zillow is the worst. Is there any source out there that can better estimate ARV? I mean I can do the comps in metropolitan or suburban areas. Basically any place with more than 50 houses in a square mile. My calculations really fall off the cliff the further I get out into the sticks, but also just not there. I'm just looking for someplace that can point me at little more accurately than Zillow plus a comp search.

2. Projected Rent: Rentometer is 200 bucks a year. I can't see that value until I'm buying two houses a year. Then again 39 a month is worse. Are there any other options for estimating rent? I know there are formulas out there, but it seems like they don't apply universally.
