Land Investing with Cell tower Leasing

I have been searching for any information on how to  lease a cell phone tower on your land.  I can't find any strategy discussion, how to's, or anything.  Is this an underground, hidden investment strategy that no one wants to reveal or talk about?  I was looking for any information to put together a roadmap strategy. Such as, how to attract cell companies to build a tower on your land, what are their criteria, then use something like The Land Geek's Strategy for purchasing parcels on the cheap while staying in line with the need of a new tower.  Anyone have any thoughts on how to get more information on tower leasing or is it a dead end?
