Operating a rental geared towards the elderly?

The long story short, they have homes, and renovate it with things that cater towards elderly people by putting in ramps, outfitting showers with handles and holds, wheelchair lift, etc.

They have like 3-4 bedrooms, and rent them out by room, one to two people per room. And sounds like they also hire a caretaker to make sure things are fine, do laundry, some cooking, etc.

Anybody do anything similar to this? Would love to pick your brain!
