Working with a charity organization for county auction properties

Hello all,

I bumped into a charity organization yesterday. They claimed they have better chance to get the to-be auctioned properties from county. 

Charity organization will be 30% equity partner, whenever we sell the property or rent the property.

Every property will be under an LLC, with 70:30 equity ratio.

Does any one of you have any experience in this type of collaboration ?
