Idea: Converting Homes to Elderly-Friendly Properties to Rent?
How's this for a strategy? Search for and buy properties that meet criteria to rent, do the usual rehab and prep, but put some work into it to make it elderly friendly. Ramps, railings, lighting, non-slip surfaces, etc. Market the house to elderly people to rent at an increased price.
I'd imagine a $1,500/mo property could become $2,500/mo if done right. I just don't know if theres a market for elderly-home rentals.
I have never rented any property but this idea just popped into my head. Any thoughts on viability?

Family members usually do that for their parents in the existing home. Elderly people usually tend to stay where they are till they die or move to a home meaning probably little demand.
