looking for properties that are NOT on MLS Listings

hello All

I am searching for another way of finding properties that are not on the MLS LISTING. I am in the Atlanta area and I'd like to find houses to rehab but whenever I search on the MLS LISTING...the next day I call and the property is pending. I've heard of code enforcement houses but I'm not sure where to find out about them. I also see houses that are boarded but no luck in finding out about them either...HELP PLEASE... IF POSSIBLE

A reputable wholesale company in your area can assist you in finding what you need.  Check the BBB rating on these companies first.  There are many good and honest wholesalers, but with every industry, there are also some "bad apples".  Connect with a wholesale group.  Set an appointment to sit down with them in their office and discuss what your needs and goals are.  A good wholesale group usually has the inside tract to be able to grab properties before you ever could or anyone else.  Best of luck!
