Seller Financed Industrial Asset - Creative Operation Strategies

Happy Holidays BP Family - 

I'm currently working on a seller financed industrial deal, asset on the smaller end (~10ksf). It is in leasable condition but has below market in-place leases. Given that the industrial market is softer than the prior few years, I intend to buyout/wait until current leases expire and leverage the space into self-storage. 

What are some creative revenue generating strategies that you all have explored? What is your outlook on the industrial market in the bay area in the coming 15-10 years? Would love to buy a fellow investor a coffee to chat over the possibilities.
