New Construction Opportunities

Hello.  Was wondering if anyone is currently engaged in new construction investments in the area, or have contacts who are.  I am weighing different strategies in the Chattanooga area and wanted to gain more insight into new construction cost structure in the region.

I've been both flipping and building specs in Chattanooga (I live here) for about ten years now.  Also own rentals, a PM company, etc and have bee investing here since 2009.

Hi @Brian Levredge- Since Chattanooga is my market of interest in a very near future, would you mind sharing with me what is the average price per squared footage for cosmetic rehab for fix and flip project?

Kind of depends on your scope but here's rough breakdown.  All prices are per sq ft, labor and materials, based on 800 sq ft unit:
Demo $1
Paint  $3
Electrical $1.50
Flooring (LVP snap and click): $4.75
Granite $3
Appliances $3
Cabinet refinishing: $1
Tub refinishing $1

Pleasure to meet you Brian. I am flying out of Chattanooga this morning,but was here the last few days getting a feel for the city. Looked at a few options including rehabs and new build. Would love to connect with you next time I am in the area. Some of the options I saw could use your services

I’m active in Chattanooga but don’t do new construction there yet—I’m involved in ground-up in Tuscaloosa and Athens, AL for the time being.
