Downtown City Market

Good morning BP!

I am looking at options for a commercial property I own and  would appreciate any input. I’d especially appreciate input from anyone who has utilized this strategy 

The building is approximately 3100 square feet of open space that is located in a walkable downtown. It is currently a shell with ADA bathroom. My plan is to keep the area open while subdividing and renting floor space. My plan is to break it down into approximately 200 sq ft areas for buisness to rent. 

I’m trying to think of all the pros and cons and thought the BP community would have some great input.
