Investing in Washington state

Anyone out there familiar with investing in single family houses in Washington?  I've heard it's a tenant-friendly state, but the southern area is hot now and should return good appreciation. I don't want to be stuck with a tenant I can't evict.

Being able to evict or not should not be an investment strategy. We invested in SF in Silicon Valley for 30 years. We then moved to investing in MF in the PNW about 2014. Both markets have been very good. We self manage, so we only invest where we are. If we used a PM, and invested for cash flow, anywhere away from the coasts would probably work. 

A LL has to adapt. European LL's have not been able to easily evict for at least 50 years yet they can still thrive. The vast majority of tenants are willing to pay rent for a decent place to live. So learn to recognize those that are playing a different game and you will do fine.
