Jeremy Peterson of Vesta Real Estate, fellow broker and analysis wonk, put together this video which examines the Ogden / Weber County market cycle.  Some really insightful methodology here.

I've tweaked the affordability index for Cache County to show debt-to-income ratio affordability in the chart below. The blue line indicates 28% which is a common front end DTI cap. In other words, the median family can't afford the median house in Cache Valley any more.

Both methods converge on the conclusion that we are at or nearing the end of the run.
