Fractional Ownership in DFW Possible? Where to look

Hey All,

I'm facing the problem every newbie probably faces--having money. Right now, I would love to live in a duplex, but I can really only afford 200k. This pretty much leaves me looking for run down properties; I'm not sure I'd want to be responsible for fixing up my very first property (and primary home).

That leaves me wondering if it's possible to take advantage of economies of scale. Can a someone tell me if its possible to find a Quad that per "unit" is less expensive than a duplex. If so, can a lender please speak to if it would be possible to find a partner a create two separate loans. For example, If a quad is 350K, can both investors receive a 175k loan, and essentially allow me to get a duplex for less than 200K?

Where would I even begin to look for quads in DFW? They seem pretty rare?
