Baytown vs Beaumont Markets

Hey BP, I'm a REI novice trying to put together an investment strategy. I live between Greater Houston and Beaumont, and work in Beaumont. The Golden Triangle isn't currently known for its deals right now, and competition is high for a much smaller metro. Unfortunately, I don't have the luxury of time to pursue too many amazing deals, and most of the wholesalers I've called in the Golden Triangle area don't have inventory that passes muster. Being a part-time investor, I don't feel I could manage Class D neighborhood properties yet (which is where all the good deals are, of course), so I'm trying to check the market temperature in the Baytown/LaPorte/Mont Belvieu area instead. Knowing less about those areas, are any of you guys doing good business in those markets? What class are the neighborhoods? Is flooding bad in certain areas right now?
