Funding My Real Estate Deal

I have a deal in Canton Ohio. Mobile home park. NOI is $313,600 supposedly. They're asking 3.2 million. First of all I need investors to make the down payment and provide funds for possible problems that arise in year 1. That being said, where is the best place to find investors for Ohio? What do I do with the money after they are on board? How difficult is it to register with the SEC if necessary?

If you're on here seeking advice for such a deal I would suggest passing on it. This sounds very advanced and should be handle with much experience in real estate and someone doing the dollar figure of a deal
