Hi,

I am in San Diego but have developed some interest in the Minot area. Can anyone shed some light on what the market is doing now? While scrolling through Zillow I noticed that prices for multi families seem reasonable, compared to here anyways.

Hey Brandon,

I’ve been here for 1.5 yrs so pretty new to the market. Now that oil is coming back to ND, anything goes... but just a few months ago before I bought my house, the market was saturated with apartments and multi family units with affordable single family units hard to come by. I have dogs and had a heck of a time finding a place. Unknown what the future holds, however. Praying prices go up for my flip! Good luck... Just don’t tell those Californians how great it is up here!!

Brandon, I've been watching the area for the past year or so and have been watching prices slowly go down. The reason why I haven't bought anything is because back during the oil boom, people bought high and are now selling at those high prices. Oil has started to come back to Williston, ND and is projected to come to Minot too. However, all the locals still believe we are sitting on top of a bubble. I'd be willing to help out any way I can.

Kathryn, I'm hoping the prices go up for you, but I'm just reporting what I've seen. I haven't taken the leap of ownership in the Minot area, so I'm talking from an outsider's perspective here, but I'm looking to purchase soon now that I've made a couple of bucks from my Colorado home sale. If you'd like to meet up, I'd be willing to do so.

Hey Chase,

I bought a HUD home with a few projects I haven't tackled before (cement work and drainage). Definitely could have gotten it for a few thousand less but had a deadline to move at that time and have basically a year left to sell/rent before I get transferred somewhere else. Made a good profit on my MT house but had a lot more help and cheap expertise available. There was some interest in a local meet up but it seemed to fizzle. Think it would be much more interesting to meet up at a project site but I'm sure my motivation for that would be to solicit good brawn and good advice; would be more than happy to provide the same (minus both the "good" parts)!

I’ve been in Minot for almost 4 years and Chase, I’ve heard the same thing from some locals about us being on top of the market bubble. I purchased a duplex back in January here and it’s my first property so I’m not a expert in owning in Minot but I definitely agree with having a meet up!

Hey Michael how has the duplex treated you so far? I am up here in minot and have one sfh rental back in south carolina. So I don't have a ton of experience but i do have a little stake in the game. Also, looking to potentially buy a sfh here in minot and live in it while im stationed here for the next 4-5 years and then turn it into my second rental.

We had a small group about 2 yrs ago that met 2 or 3 times then died. I have since left the area. Best bet is for someone to pick a Saturday and a coffee shop or a Dennys then just meet there. I will say be mindful of the forums rules - you're not supposed to plan meetups here. Hence the deleted posts earlier in this thread.

    Hey guys and gals, let's plan a meeting sometime. I live about 45 minutes away but would be willing to travel to Minot if that's best.

    We currently have 1 rental and are in the process of closing on a 5 unit apartment. I love talking REI, so lets put something together!
