Need an Eviction lawyer

Hello. I just closed on a 3 unit in Irvington and have an inherited month to month tenant that i need to go. I have a pending 203k renovation to where I need the place vacant. She is up to date on her below market rent so it isnt for nonpayment. She doesnt want to renew a lease and she REFUSED CASH FOR KEYS. Im seeking counsel.

If you are in CA or NY, it may be easier to adopt her and file it as taking care of your daughter. If anywhere else, just document 30 days notice was given and file for eviction.  You don't need a lawyer.
