Assistant property management gig for experience?

In two weeks, I'm leaving my current job because I'm unhappy and life is short. I have a soccer training business on the side that I plan to ramp up in the meantime to make up for the income that I was making. Right now we currently have 2 rental units, with 2 more in the works and a flip that we are in the process of selling. 

I would really like my next job to be something that is going to gain me experience that will go hand in hand with my long-term goals (building up a rental portfolio). I have been looking into part-time assistant property management gigs and this, I'm almost positive, is what I want my next move to be. I don't have a ton of experience, although I have managed our 2 units for a year and a half now, handling leases, bookkeeping, open houses, etc.  I also managed and did some of the work on the flip we just completed. My background is in marketing/recruitment. I've spent the last 3 years recruiting for Undergraduate Admissions at two different Universities. Is it far-fetched to think someone like myself, with my experience, could land a property-management gig, even if it is a part time/assistant gig?

If anyone knows of any in New Jersey (Salem, Gloucester, Cumberland, Camden counties)  or Delaware (New Castle county), please let me know! What can I do to better my chances at getting a job that will gain me experience in this realm?
