Wholesalers That Work in Magnolia

I am looking for a wholesaler interested to JV with a property in Magnolia. The owner is down here in Miami and I am not too sure of the legalities or process of wholesaling in anywhere outside of South Florida. Also would love to stay in contact and eventually begin to market in NJ and have one more market to profit from. Please PM if you know this area well and are an experienced wholesaler.
