New Hampshire Hard Money Lending

Hello,

I'm interested in starting to practice Hard/Private Money Lending in the southern New Hampshire area. I'm trying to put feelers out for some more information and guidance on how to get started . I've been doing a lot of research and am going to set up some time with a local attorney specializing in real estate lending to get a better understanding of the laws and regulations regarding HML in NH (commercial use only, having the borrower take title in an entity, etc.) but I have a few of questions about the business side of things.

For anyone who may know, what is the typical range of HML loan sizes here? If possible, I'd like to start with smaller loans (hopefully around $100k or so) so that I can get started and build more experience before working my way towards doing larger loans. I'm primarily interested in lending on houses with an ARV of the median sale price in the area.

I've been hoping to get to NH real estate investor group meetings but the current COVID restrictions have put a damper on that for the time being. Any suggestions on how to branch into the NH investing network despite these restrictions would be much appreciated.

 Look up @Jonathan Bombaci, he holds a weekly zoom meet up with some local investors I have joined a couple times due to the lack of in person meetings. It's a good group of investors with a wide range of experience and someone there may be able to help you network your way to the guidance you need. Also, any time I hear HML my mind personally goes right to @Ann Bellamy

especially for southern NH, because I met her years ago and ran a pre-approval through her company once. That's my only real experience with HML. She know's the business and she was on one of the BP podcasts as well. Follow all of the meetup's posts, attend a few, and see which one feels best and keep showing up to the one, or ones, you like. You will start getting recognized and your network will start to grow organically. We all have something to offer, and all have so much to learn. Best of luck.
