Marital Interest Waiver

Hello everybody! Let me preface my fun complicated times, I currently live in Japan(ex-pat), and trying to purchase an investment property in Springfield, Missouri.

Getting things notarized for America isn't the simplest or cheapest(If I notarized closing documents here it costs $500+).

Currently the title company that my mortgage officer is going with is requiring my wife(Japanese) to sign a Marital Interest Waiver, if my understanding is correct giving up her right to the property.

Herein lies my question, is this actually required by law, and if it is, does Missouri recognize e-notaries?
