I would talk to @Dmitriy Fomichenko about your plans.  EVERYONE I have talked to who is looking to invest in real estate with their retirement funds was looking to do something that violated prohibited transaction rules.

If you are looking to use your retirement funds to grow your retirement assets, this may work.  If you are looking to use your retirement funds to leverage your personal investments or create income to live off of this will not work.
