Memphis Invest Next Goal - $1 Billion Under Management 10 Cities

After 15 years, last week, Memphis Invest celebrated closing on our 5,000th property!

This is a major milestone for us, and also for the people that helped get us to where we are. From our staff to our clients, vendors, and residents, we are extremely grateful to everyone that has been a part of growing our company and our vision.

I'm not sure if there are very many, if any, management companies who onlymanage single-family residences and have reached the 5,000 property mark. We now know that we are managing over $650M in portfolio value for our clients.

Next Goal - $1 Billion Under Management for Individual Investors!

With our growth from Memphis into Dallas in 2012 followed by Houston, Oklahoma City, Little Rock, Tulsa, St. Louis and soon to be Kansas City and Knoxville, our Property Management team has been phenomenal in helping make the ownership of properties in each of these cities seamless and as comforting as the first properties in Memphis.

Next up...$1B in portfolio value under management. At the current growth rate of our clients portfolios, be on the look out about 23 months from now!

Some of you may already know the humble beginnings of Memphis Invest, and if you don't, I highly encourage you to listen to the first few episodes of Kent Sr.'s Experience Matters Podcast. In these episodes, you'll learn more about the many successes (and failures!) from over the years, but also how determination and vision created the best turnkey company out there!

We decided to celebrate this milestone with a staff party at our Memphis and Dallas offices. In the following pictures, you'll see all the team members that take care of our investors and their properties, and they deserve some recognition. Managing 5,000 properties is no easy task! And these employees put so much effort into doing their best, not only for our investors but for each other. It really does take a lot of communication, dedication, and teamwork to make sure that everything runs smoothly in all six markets, and they do a great job!

In the last 15 years, we've grown from one market (Memphis) and 4 employees to a staff of 97 in 7 markets. Having just added St. Louis and Tulsa to our portfolio, we're not looking to slow down when it comes to providing more investment opportunities for our investors. Part of our success has always been focusing on the future and growth of our company so that we can better serve our clients.

Today, we return close to $4 Million in Net Rental Income to our investors every month.  With the first three quarters completed, we anticipate having less than 20% of our portfolio experience a vacancy for the 6th year in row.  As I write this post, there are 118 properties available for rent out of the 5,000 properties under management in all six cities combined!  There are fewer than 50 properties in a renovation status waiting to be marketed for rent.  That calculates to a roughly 3% vacancy factor.

We're constantly looking to improve ourselves, offer amazing customer service and bring the best opportunities to our investors. Because after all, our success is their success!

We're really excited for where we are today as a company, but in true Memphis Invest fashion, we're already planning on the next 5,000 properties! Our investors already know that we strive to be the best in all we do, and we really take pride in our team and the work we do for our clients.
