Does GOOD photography enhance potential rent income?
I've always believed the old phrase "You can't catch anything, if you don't get any bites." I'm curious as to see if anybody has any feedback on use of photography. I personally do semi-professional photography as a side job/hobby, and from what I've seen looking throughout local listings, there is some terrible photos on most of these listings that immediately deters me from wanting to look at them.
I imagine that with outstanding photos (That are properly staged, and well lit... )you would be able to attract a higher level of tenant/buyer to look at your property. Not because the property itself is necessarily any different, but because you grabbed their attention by "standing out" with photos.

Absolutely. Good clear photos are one of the keys to getting not only good rental showings but also higher rents. Of course you have to have a nice clean rental to take a picture of in order for the pictures to work. A beautiful picture of a rundown shack is only half the equation. Cleaning out the unit, renovating it, then taking good pictures all work together to attract the quality tenants that are looking for a quality rental. I think good pictures give you higher rents because you fill the vacancy faster and don't have to lower the rent. If you don't agree then post a unfocused picture of the house with your finger over half the lens for kicks and see what response you get and then report back.
