West Lafayette, college rentals

So my little brother recently started at Predue university and I have found the money to invest at around 150000, I want to buy a rental property in west Lafayette and rent it to him and some-other students. Any suggestion would be welcome I am new to this kind of management, the goal is to buy a house and have it ready to rent by next school year. I have already started reading through the city code and looking at properties online. Just looking online makes me feel like I am missing out on the real deals. Just anyones thought would be much appreciated.
