If you had to describe one negotiation tactic that has been the most beneficial for you, what would that one thing be?

There's one I use all of the time that works well, but I never hear anyone talk about it. Rapport. Before I talk numbers or even get in to any details about a property itself, I position myself as a person that the seller (or the seller's agent) would like to work with. It's not foolproof, nothing is, but I've won plenty of deals that way. And I've had many sellers and clients come back time and time again because of it.
