First Property Advice Needed

I have been searching for a while now, and I think I have found a property to consider as my first purchase. Before I made an offer, though, I wanted to get the advice of some seasoned investors here.

I'll post the link to the Zillow page below. It's a 2/2 SFH, with 992 sq feet. Everything in it is relatively new or in good condition, except it's missing a fridge. It's also on the intersection of a main street, though parking is ample enough to still allow entry without it being much of a hindrance in getting out. The A/C is an older model, but seems to be working fine.

It's been on the market for at least 3 months, and has had at least one price cut of $5K. It's listed at $205K. My budget is $200K, but since it's missing the fridge I am hoping that we can negotiate that down below my budget. Ideally, I'd like to offer $180K. Do you think that's doable? Do you think it's a good deal, even at $200K?
