Pensacola investing information and advice

Good morning,

My husband and I just moved to the Pensacola area. I am wondering what the members on bigger pockets think of the area in aspect of real estate investing. We own property in Georgia and have had good success with them mainly due to the fact that the town is surrounded by a military base. Is there really a market here for investing... Is the spot to be in long term investing or is it short term vacation rentals? I personally like the long term rental property side of investing better than flipping as of right now, it works best for us at this time. Any info or thoughts would be greatly appreciated!
