How can I guarantee getting a fee for helping buyer buy bulk REO

I have established a point of contact with an asset manager of a mortgage servicing company who can deliver REOs in Florida. I have a buyer in line to make a purchase of bulk REO. Without being a licensed agent / broker, how can I guarantee payment for facilitating the buyer to make a purchase of a REO package?
