Guys hi, i leave in NYC and looking for investment options. I would like the area to be in about 1h range to NYC (i see Stamford is recommended often)

What would be the best strategy for my case?

I have about 80K in cash, should i do some kind of financing to increase the buying power? Also what kind of property should i look into? SFH, MFH, apt/condo?

I would like to buy and rent. Ideally with better tenants/neighborhoods.
