New REI in Washington, DC (DMV)

I am a newbie with experience with buy-and-hold on a single family (Greensboro, NC) and a duplex (Washington, DC). In college I partnered with my parents to purchase my first home in Greensboro, NC because I didn't want to pay for rent my final year of college. I also wanted to show them REI is not as risky as they thought. The mentioned it around the house a few times but never did anything. I didn't know much but knew that the numbers added up.

Fast forward to today, I have worked for a Fortune 50 company and now have transitioned into the non-profit. Despite my fair share of great and horrible experiences with REI, my interest continues to stand as I consider the long term opportunity.

I am looking to learn as much as I can and establish a foundation for a flourishing REI business. More specifically at this time I am seeking to learn more about fairly low risk strategies to build capital for further RE investing such as wholesaling, tax sales, etc. Also, I am hoping to connect with mentors and partners. It would be great to find some local opportunities to network as well. I don't know the most but I hope to share as I learn and get more experience.
