New to BP and excited to start!
Hi All-
I am new to BP and looking for any tips and tricks. My husband and I are looking into purchasing investment properties with a decent cash flow and good return on investment. We have owned multifamily homes in the past and are currently selling one now. We will be doing a 1031 and looking into purchasing a few condos. Any suggestions or thoughts would be great. Also I have a question I wanted to do some direct mailing and I am looking into a specific condo association in my area- is anyone familiar with the best way to get to all the homeowners in an association or a list of all condo association homeowners? Thanks in advance and can't wait to hear any suggestions.

@Keri Mallozzi, HOA member lists are like hidden treasure. How easily accessible they are is actually going to be governed state by state. Most states will let members have the list. But some states like NC are very militant about use of the list once a member has it. So you may want to find one homeowner you can buy dinner for. And then get it from them after checking state law.
Or do it the old fashioned way - one address at a time from the county property appraiser. Interesting move from MF to SF/condo with your 1031. I actually like it. MF has been overheated for a while and selling at the peak there to get some more appreciation in the SF/condo markets isn't a bad idea at all. Bold thinking!
