What to do next on a potential property?!

HEY BP Nation:

A family friend passed away leaving her estate behind to her husband. Her estrange children seem to have hired a rest estate agent to handle everything. 

I would like to purchase this property with a hard money lender and flip the property.

My questions are:

Should I reach out to the hard money lender or the family member?

Should I reach out to the son or the real estate agent?

What are the steps I can take after an agreement on price? 

I have never worked with a hard money lender, what are things that can make me a good candidate?
