Ideal market to start in/move to east coast US

I am 22, currently live in NJ, ive amassed about 150k from investing in stocks since i was 18. I am looking to put some of that money into a property, but looking at my current home state, with the highest property taxes in the country and less than favorable conditions for running a business, I am strongly considering leaving the state. I am interested in north carolina, south carolina, and potentially florida. I would prefer sub 200k for my first purchase, but i am also willing to rent a place for a year while i save some more money and spend some time learning about the local market in person. I dont really have a specific question i am just looking for some good areas from an investors perspective. I would love to chat with any of you RE veterans or really anyone who has more experience than me who is a complete noob :)

Hey @Nikolas Chafey first of all, congrats on amassing that figure at your age.  

I'm in the Charlotte, NC market and the City is ranked by Realtor.com as the best real estate market in the South East positioned for growth in 2021. The report predicts the Charlotte real estate market will have a combined growth rate of 19.0%, factoring in both sales growth and growth of home prices.

All key metrics are in favor: population growth, job market trends, homes prices on the rise and increase in rent prices. Charlotte real estate market remains very competitive with strong demand and limited supply boosting home prices even higher.
