What features would you be looking for at a waterfront property?

A new property at Virginia Beach has just been purchased by a first-time real estate investor. The unit has a waterfront location but is relatively far from the beach. Planning the renovations, we want to know if there are any features that we can add to the property that will make it profitable during the low seasons. Any insight will be truly helpful!

A hot tub came to mind, and/or maybe a sauna.
