I currently live in Lawrence, I work in Topeka, I frequent the KC area and have family and connections in the Wichita area. I am considering doing long distance investing in Wichita to begin because my familiarity with the area as well as connections but I dont know what you all have to say about investing long distance (2.5 hour drive).

It is definitely do-able if you have the right processes, people, and software in place. I would recommend a pm you are comfortable with, whether that is the one your friends uses or not. There are tons of PMs that manage more than one property for multiple clients, so there shouldn't be an issue but you can always ask your friend too.
