Investing in St. Louis Area

Hello All,

Although I currently reside in Los Angeles, I am now working remotely in the Southern Illinois/STL area due to the pandemic. During my time here, I have been able to spend more time reading some of the BP recommended books and have also learned a great deal from the group discussions. It has been many years since I have lived in the St. Louis area so I am essentially re-learning the city as an adult. Recently, I have taken the time to randomly drive around some of the areas, and have seen that some neighborhoods vary dramatically block by block ex. neighborhood east of the Delmar Loop. What neighborhoods are currently experiencing this? Overall what are some of up and coming areas of the city to invest?

For more context if needed, I want to invest in a SFR to attract long-term staying tenets. Since I do not have much experience, preferably looking for a unit, $70K max, that needs minimal work.
