Greetings everyone,

My name is Melissa Howell and I wanted to properly introduce myself to the BP family. I'm a tv/radio news reporter in Washington, D.C. but am originally from Orlando, FL and am now looking to transition into real estate investing full time, (eventually in South Florida!). My interests include flipping, wholesaling and rentals. I was also a licensed realtor in FL at one point so am familiar with the business from that aspect, but still have so much to learn as I move forward as an investor.

I'm currently trying to create a healthy balance of gaining knowledge and taking action.

Knowledge- I'm an avid listener when it comes to the BP podcasts, have read a number of books (currently at 2-3 a month) and am currently reading Rich Dad Poor Dad. Hearing your stories has also been an invaluable source of guidance.

Action - In regards to wholesaling, I've begun driving neighborhoods and am also familiarizing myself with tools, like the DealMachine app (was recommended) I've had conversations with a few professionals through BP about wholesaling as a starting point as well(feedback?). I'm always open to zoom calls, coffee meetings (eventually!) and blog posts you think might be useful.

I look forward to this new journey and connecting with those open to sharing their knowledge, time and any opportunities to learn!

Best,

Melissa

Melissa,

Welcome!! I recommend working backwards, build out a simple system to handle deals BEFORE you start generating them. Pull together: (1) a spreadsheet to evaluate deals, (2) a spreadsheet to track your projects, (3) connect with a local Agent so that you can get access to MLS, (4) line up financing and (5) create a daily routine for this part of your life.

Systems are key.  Finding & doing deals is a product of your systems; if you don't have a system everything will seem really hard.
