First time buyer - NYC Area (Queens County, Nassau County)

Hi All - I'm looking to purchase my first property in the NYC area within the year (sooner the better). I'm focused on Queens and Nassau County since that is where I live and work now. Ideally, I'd like to find a place that is in a good neighborhood, can use a little work in order to improve property value, and eventually turn into an investment property in 2-3 years. As much as I'd love to buy a multifamily right away, I'd like to get home ownership experience first before becoming a landlord. I'd like to work with a trusted buyers agent that can guide me through the process and eventually become my "partner" in future investments.

What are some great areas to look into? Price range about 500-700k. Would like to avoid coops.
