first time on rentals

Ive been really intrigued about real estate just lack the knowledge. I am ready to make my first leap, I want some friendly advice I was scoping and the prices that make sense are in san Bernardino ca. The numbers well to me make sense and im not to far from it ill love to invest where I live but the prices are almost 40-60 percent more for the same house but in a different area. I made up my mind and ill feel ill fit in the buy and rent them and continue the process till I feel ive reached financial freedom for me and my family. Any help is welcome, I wanna ingest all the knowledge.
