Newbie from Toronto, looking to get in US multifamily buy & hold

Hello everyone!

I'm listening to "long distance RE investing" by David Greene. I'm 20% through it, and I'm living it. Already got in touch with a mortgage agent yesterday in Syracuse area. She referred me to 2 mortgage brokers and both told me that they can't help me (lol that's not stopping me). 

Any help thread regarding buying multidamily family buy and hold, for foreign buyers? 

I'm looking at around a 100k deal if I can get away with only 20% down.
