Steps Towards Positive Wholesaling

Hello there!

21 year old out’ve FL here looking for good information on wholesaling. In-between the horror stories of terrible business practices & biased wholesalers defending themselves, I was intrigued by the 1-in-1000 that actually honored the craft of making both seller & buyer happy. This forum seems to be a great place to start! I will have around 100k saved aside from income by the time I push the metaphorical button on this. Most people are going to wonder “why not invest in your own property & start there, it will be much easier”. I love the idea of building a network of investors that trust my business, ethics, & number competence. I feel as if we cannot label a value on great networking. My 12 month plan is to gather more than enough knowledge & impress a investor or 2. Even if I only close 1 deal with a small assignment fee in this time, I would be more than ecstatic! Apologies for the lengthy post, a good place to start  may be current marketing strategies & anything to watch out for/avoid. Any & all other comments are greatly appreciated! Thanks in advance(~:
