Hi everyone I'm Daniel and I currently live in Provo, Utah. I've been dipping my toes in and out of the real estate investing pool since I was a teenager, however I am currently in my late 30's and have yet to ever do anything with it. 

I'm your average American, I work a 9-5 (well more like 6 to 6 on most days), have too much debt, and not enough savings. I recently had a mindset shift which got me interested in real estate investing which in turn led me to the Bigger Pockets podcast and then to this website. I am currently house hacking my primary residence thanks to info I learned from the podcast and this site, and am setting that money aside to hopefully start using for other deals. I plan to get my real estate agent license here over the next year (I know there's a lot of debate about this), and hope to make my first deal by spring of 2021 when I have enough cash reserves and some of my debt paid down.

I'm still not really sure what I plan to do. I'm definitely interested in buy and holding, but currently am having a hard time finding deals in the local market that result in a positive cash flow. Flipping also interests me as I do have some construction experience and see some potential there to make some profits.

In the mean time I'm going to keep reading through the forum and blog posts here to learn more, analyze deals, and try not to get stuck in analysis paralysis. I know there's a lot of people on here who have a lot of experience and I look forward to learning from all of you.
