How do I learn about a potential market I am looking to buy in.

I have been doing real estate research for a few weeks now and I keep coming across the phrase "know you market". I understand that 'your market' is where you are buying or selling real estate. I want to know what I need to research about the market I want to purchase in. I have a list already of the main things I want to look into ( Crime, rent prices, nearby schools, new or planned expansion of infrastructure in the area, and value of homes in the area). But please comment anymore things I need to research before buying in a particular market. Also feel free to add your own stories and suggestions as to what you do when looking to purchase a new investment property.

@Rosemary Novak.  I think all of those things you mentioned are great to understand about the area.  I also like to contact a few property managers in the area and ask about rental rates, tenant expectations, trends, vacancies, etc.  They can offer a wealth of knowledge that you might not get by just looking at data of the area.  If they say you can hit all the numbers you are looking for out of your property, then that gives me confidence to continue.
