Future investor - 1-2 years away

Hello BP community!

Quick about me: 26 years old reside in Jonesboro, Arkansas, have my bachelors degree and currently work in retail management for a nationwide chain. I have roughly one year of student loans left to repay (looking at every avenue to shorten that timeframe), but then will have excess income I would like to begin have working for me. Spent the past couple months deciding which direction to go, and have decided on real estate thanks in big part to the BP podcasts, and forums.

Any advice very much appreciated! - I’m one year away from being debt free, and after will have roughly 750 a month in “disposable income” to invest. (Already have a savings account ready for any personal disasters, as well as maxing my 401k up to my employers 5% match). Tack onto that a low level bonus, usually $2000-5000 I will have at that time as well to get me going in the right direction.

I love the idea of the BRRRR method and buying properties to hold and rent.

Have loved reading advice given to others on this site, so any advice on ways to get ahead, or just get prepared from my situation would be great!
