Military w/ homes in Arkansas and South Carolina

Greetings! I'm an active duty military member originally from Southern California. Over the years, I've accumulated a house each in Little Rock, AR, and Charleston, SC. The house in LR is empty and currently for sale, and the house in SC is filled by tenants. Currently, we are also renters in Tennessee. Since I was a young post-college lieutenant, the goal has been to ideally buy houses w/ high potential for appreciation and use the profits to re-invest one day in a post-military home back in CA. Unfortunately, I got involved in this w/out really doing proper research and am having to learn the hard way. Only recently learned about BP. Looking to learn and glean investment techniques to help solidify our potential, minimize our losses, and hopefully figure out a way to have the ability to move back to CA in the next 10 years, as CA is not a cheap or easy place to move back to. I'm not necessarily looking for real estate to be a primary means of income, but at the same time if I can learn from the pro's how to make it best work, that'd be awesome.
