Next investment move

Hey B.P members!

I am new to the world of R.E.I and was just looking for some advice moving forward with my portfolio.

Last year I purchased a Duplex and am currently house hacking by renting out 1 unit and living with my buddy in the other half. Between the renter and my friend I am only paying around $300 for the mortgage. Prior to moving into my unit, I did a small $10k remodel (floors, kitchen, paint) and plan to do the same to the other unit at some point to get top dollar for rent on each side when I decide to move out.

I am interested in what people would suggest my next move would be. Both sides rented out would be cash flowing over the mortgage and expenses (not exactly sure how much cash flow) so I know it will be self-sustaining. I am not married nor do I have kids. But my girlfriend is on board with whatever I wish to do next. I would guess I have around 40k in equity with the duplex and around 10k in reserves.

Do I take out a HELOC and just go buy another duplex and do the same thing? Do I look for foreclosures to fix up and hold? Do I get my feet wet into wholesaling?

ON A SIDE NOTE: I have a good friend who I trust, who currently doesn't have a job but has around 100k in the bank and is looking to partner in some way/shape/form to make some money in Real Estate. What would be some options for us in this situation as well?
