Two houses by 23 (a newbies goal)

Hey BiggerPockets family! My name is Andy, I am 22 and currently live in Austin Texas. I have the goal of having two homes in my portfolio by 23. My first home I plan to finance through a FHA loan which I am currently saving up for. I am in the market for sfh and duplex properties which I will house hack while renting out the other rooms. A barrier to entry that I have is Austins hot market and not enough personal cash for a competition advantage. I have a lot more research to do.

@Andrea Ives Don't be saying that you will do painting..... haha! I will put you to work when I close on this house. I will keep you posted. Cheers!! Knowing what I know about hml I would not recommend that product for a person just learning. Fha 203k is the best way to go imo. The rates are cheaper and the fees are cheaper. With hml, speed of work is paramount. Otherwise you are giving all the profits to the hml and then to the government for taxes and one is left with a pittance for hours/days in the ultra hot texas sun at times. no fun. Been there done that. No bueno!
